A Flood Risk Assessment is the first step in determining the flood risk for any property. The flood determination provided to the Lender is only based on the structure location and if it is " in or out" of the zone.. But there are many factors that need to be considered. The FRA is an on-site evaluation of the structure and elevation, a review of the flood policy  or quote and an assessment of mitigation options, if needed. The FRA is used to determine if qualified for a Letter of Map Change (LOMC)

Letters of Map Change is a general term to refer to all map revision and amendment options that can be completed by application to FEMA. Various types of LOMC's are:

• Letter of Map Amendment

  • Conditional - Standard​

• Letter of Map Revision​​

  • CLOMR, LOMR - Fill

  • CLOMR, LOMR - Map Change, New Data, etc

There are a variety of mitigation options that can be used to reduce flood risk to the structure and provide a beneficial reduction to your insurance premium. Residential option range from simply elevating your utilities and wetfloodproofing to major structural elevation of the home. Commercial buildings can qualify for retrofitting and dry floodproofing of the building to reduce risk and business interruption.

Zone "A" or approximate A zones, are typically bodies of water with smaller watersheds and were developed by FEMA using limited information of the hydrologic conditions or the conditions of the flood source. They were derived from interpolation of USGA topographic maps and are often oversized in the delineation.

The Flood Risk Group specializes in analysis of these flood sources to determine a Base Flood Elevation, data collection for insurance rating, Letters of Map Change and as required by FEMA regulations.
